Q. What is Baan Thai Village 2?

A. Baan Thai Village 2 is another discreet private housing estate being developed by V & V Housing Co., Ltd. Baan Thai Village1 has been the most successful project in Hua Hin where around 55 houses were sold within a year from conception. Its follower, Baan Thai Village 2, has also sold out its first development phase, zone 1.

The 2nd development phase contains 27 individual houses of 6 styles and sizes within a fenced area only 6 kilometers West of Hua Hin City Center. The site is only 200 meters from the main road and about 6 kilometers from the main Hua Hin beach. The Majestic, Springfield, Black Mountain and Lake View Golf Courses are all within 15 minutes away.

Q. Who is V & V Housing Co., Ltd.?

A. V & V Housing Co., Ltd. is owned by Khun Viboon and his wife Khun Wawdeaun. They are respectable hotel owners and property developers in Hua Hin and own the Takiab Beach Resort Hua Hin, Baan Thai Resort and the Doodi Guesthouse and Restaurant. In addition to this they have developed and sold many housing projects in Hua Hin and Takiab over the last 20 years.

Q. What is the title and status of the land?

A. The land is Chanote titled and is owned by V & V Housing Co., Ltd., a Thai registered company.

The Land on which the houses are being developed will be transferred to the owners once the full payment of the land has been made (see Legal page).

Q. Can I own freehold rights?

A. Foreign nationals cannot own freehold land under current Thai law unless it is under a condominium license. This situation may be subject to change or amendment in the future, but this is unlikely in the short term. A Foreign national can however own a Thai company and be the only director of the company. This Thai company can buy the land and own a freehold. In addition to the above, the house built on the land can be in the name of the foreign national. Another safeguard is for the foreign national to lease the land from his company for 30 years, which is the longest term permissible under Thai law. However, an additional two 30 year prepaid extensions can be included in the contract. The initial lease can be registered with the Lands Department and is noted on the land title deeds. Thus, fully protecting oneself under Thai law.

Q. How would I go about having my house designed and built?

A. The developers have designed 6 Type of houses reflecting the best aspects of tropical living. These designs are available to you at no extra cost. If you however wish to make a few changes, our contractors will provide quotations and construction services to fit out your houses to the highest standard and most competitive prices. We do not permit designs by independent architects as we have site and design guidelines that are set out to ensure that the Baan Thai Village is harmoniously developed. Within these guidelines, your neighbour's views and privacy are respected.

Q. What estate Management is provided and what does it cost?

A. The Management provides maintenance for communal areas and recreating facilities on the estate. This includes maintaining and cleaning the swimming pool, the gym, streetlights, water systems, security guard service and garbage disposal, among other things.

The cost is calculated on a monthly fee covering all communal expenses. The cost is 1,500 baht per month, per house. This fee does not cover the upkeep of your house or your private garden inside your fence. If you wish to have resident or visiting staff (house-maids or gardeners), the monthly wages are not high.

Q. Can I rent out my house?

A. Yes. Since we own 9 resorts in Hua Hin and a travel company called Brittle Star Resorts, we will be more than happy to help rent your house out. There is a considerable demand for rental houses in Hua Hin. This market demand has hardly been tapped and returns could be very attractive to owners.
